Frequently Asked Questions

We know that ordering a land survey can feel overwhelming, especially if it’s your first time. To make the process easier, we’ve answered some of the most common questions our clients ask

What is a land survey?

A survey defines the boundaries and features of a property. It shows where property lines are, the size and shape of the land, and any improvements or encroachments.

When do I need a survey?

You may need a survey when buying or selling property, applying for permits, adding improvements, or resolving property line concerns.

How long does it take to complete a survey?

Most surveys are completed within a few business days to several weeks depending on the property size, complexity, type of survey, and county requirements. We always work to deliver results quickly without sacrificing accuracy.

What type of survey do I need for a property purchase?

In most cases, a Mortgage Survey or Boundary Survey is required for a real estate transaction. If you’re not sure which one you need, our team can guide you based on your lender or title company’s requirements.

Do I need a survey for permits?

Yes, many local permitting offices require a survey for projects like home additions, decks, or other improvements. A Boundary Survey or As-Built Survey is typically used for permitting purposes.

How much does a survey cost?

Survey pricing depends on factors such as property size, location, and the type  of survey required. Contact us for a quick quote—we provide competitive rates across Florida.

Who can order a survey?

Anyone can order a survey—whether you’re a homeowner, buyer, seller, attorney, title company, or lender.

Will you mark my property lines?

Yes. At your request, we can place stakes or markers on the corners and boundaries of your property for easy identification.

Are your surveys accepted by lenders and title companies?

Yes. All surveys provided by Coast 2 Coast Land Surveying are signed and sealed by a licensed surveyor and meet state and industry requirements.

Is my fence the property line?

Not always. Your deed sets your legal boundaries. A survey confirms where those lines are on the ground, while a fence may or may not match them.

What types of surveys are there?

Common surveys include Boundary Surveys, Mortgage Surveys, ALTA/NSPS Land Title Surveys, Topographic Surveys, and Elevation Certificates.

Should I choose a surveyor based on price alone?

No. The lowest cost doesn’t always mean the best value. Accuracy, experience, and reliability are what truly protect your investment.

Please make sure the property is accessible, including gates unlocked or pets secured. If there are any old survey markers, flags, or property documents, sharing those with us can also help.
